EPMS Escalated Property Management Systems Get in touch

Everything the big systems do.
Without the fight.

EPMS runs reservations, trust accounting, housekeeping, and owner statements for a working rental company. It has the depth of the system you're on now, and none of the afternoons you lose to it.

The reservation grid

The screen you'll live in.

Units down the side, dates across the top, and every booking where you expect it. Vital information at a touch of a button. A reservation grid unlike anything you've ever seen. Most of the day never leaves this board.

Drag to book

Pull across the dates you want on a unit’s row. The wizard opens with the unit and both dates already filled in.

Read status by color

Fully paid, part paid, unpaid, hold, owner — each its own color, and you decide which color means what.

Pricing, cleaning, and problems together

Rates, each unit’s housekeeping status, and the dates that can’t be sold all live on this one board. No second screen to reconcile against.

Dynamic quotes that are effortless

Select units, add dates, and send a detailed email to guests in seconds.

One click, one answer

The buttons across the top are the reports.

Questions you'd normally go run a report for — where's my occupancy soft, which nights can't be sold — are a single click from the board you're already on.

HOT / COLD
Ranks your busiest and slowest weeks side by side and jumps the grid to any of them. Set how many to rank, and permanently exclude the ranges you already know about.
Blocked Dates
Finds every gap too short to sell against your minimum stay — across active units, all units, or one unit group. Walk them one at a time, or let it fix the minimums for you.
Date Range Bookmarks
The stretches you check constantly — a holiday week, next season’s opening — saved and one click away.
Pricing view
The same board, switched to rates. Drag a rectangle across units and dates and set price and minimum stay for all of them at once.

Working while you aren't

The parts nobody should have to remember.

Every one of these runs on its own schedule, whether or not anyone is logged in.

Holds release themselves

Set a hold to a date and time. It expires without anyone remembering to clear it.

Door codes generate per stay

A booking on a smart-locked unit gets a code valid from arrival to departure, and every "door code" in your emails and agreements fills in with it.

Statements run overnight

Owner statements generate in batch on their own each month, skipping owners already done.

Charges and work orders repeat

Recurring charges, recurring work orders, and multi-unit bills fan out on their schedule without being re-entered.

Gap nights get chased

When a stay leaves a genuine open night before or after it, the system offers the guest the extra night — and never fires on a back-to-back.

Reports send themselves

Put any report on a daily, weekly, or monthly cadence and it emails to whoever needs it.

Getting started

Bring your data with you.

Onboarding is an import, not a project. Reservations, rates, and units come in from spreadsheets — upload, preview what will land, then commit. Nothing is written until you've seen it.

  1. Import

Upload your reservations, rate calendar, and unit list. Every import previews before it commits, and keeps a job history of what landed and what didn't.

  2. Set your terms

Owner contracts, commissions, taxes by district, deposit policies, and check-in rules — set once as business defaults, overridden per unit where a property differs.

  3. Open the doors

Invite staff with the roles you've defined, turn on the owner and guest portals, and start taking bookings.

Doors and channels

The two things that never stop moving.

Every door, automated

A booking on a smart-locked unit generates its own code, valid from arrival to departure and dead the moment the guest leaves. Nobody meets anyone at a lockbox.

  • Works with the locks you already have, across the major brands
  • Every “door code” in your emails, agreements, and guest portal fills in with the real code for that stay
  • A lock outage never blocks a booking — the reservation saves either way
  • Scales the same at four units or four hundred

Every channel, in one place

Airbnb, Vrbo, Booking.com and the rest are managed from inside EPMS — listing content, rates and fee adjustments, cancellation policy, promotions and reviews, per channel, without living in six extranets.

  • One guided setup per channel: policy, rates, validation, go live
  • Channel-tagged reviews and messages land against the right reservation
  • Promotions and mark-ups configured per channel, not per listing
  • Direct booking through your own site, on the same rates and calendar

Make it yours

Configured by you, not by a support ticket.

Permissions

A per-role grid over every menu item and every report. Create your own roles; decide what each one may view and edit.

Your vocabulary

Rename housekeeping statuses, define the workflow between them, and build your own activity and service categories.

Your fields

Add fields to units, save the searches you run constantly, and set business defaults that any single unit can override.

Your offices

Staff assigned to an office see only that office’s units — applied automatically, with no filter to remember.

Depth

Eleven modules. One system of record.

Reservations

The grid, folios, holds, groups, and spreadsheet import.

Trust Accounting

A real subledger — owner funds separated, reconciled, disbursed.

Rates

Length-of-stay pricing, rate rules, coupons, promotions, deals.

Housekeeping

Turnover schedules, a live status board, and cleaner assignment.

Owner Portal

Statements, work orders, and owner self-booking.

Guest Portal

Card on file, receipts, and payment plans, in the guest’s login.

Front Desk

Arrivals, departures, stayovers, daily operations.

Units

Every detail, amenity, photo, key code, and management term.

Service

Tickets, recurring work orders, multi-unit bills, vendor payouts.

Communications

Templates, guest guides, e-signature, and scheduled sends.

Performance

Booking pace against last year, while you can still price it.

What you want

We want to create a system that everyone grows with. Your ideas are what we want to implement.

What's next?

Trust accounting

Owner money, kept separate and provable.

Most systems bolt accounting on. EPMS keeps a real double-entry trust subledger: every owner's funds tracked individually, reconciled three ways against the bank, and disbursed by real ACH file with a statement that ties out.

Reporting

Over 100 reports, already written.

Not a report builder you have to learn first. The reports a rental manager actually runs, ready on day one — and any of them can be scheduled to email itself to whoever needs it.
